Eligible Loan Purposes - Refinance and Purchase

NASB will lend to eligible veterans and service personnel who want to buy a home with a VA loan. Eligible loan purposes include:

  1. To purchase a home with 1 - 4 unites, including townhouses or condominium units in a VA approved project. You can find VA approved condos at VA.gov.
  2. Interest Rate Eduction Refinance (IRRRL). 
  3. Cash-out refinances (Any refinance other than IRRRL). 


When a veteran is buying a new-construction property, make sure the builder is on the VA approved list. It is also important to make sure the home is at least 95% complete prior to being appraised. Appraising a "pending Construction" home by the VA carries many more requirements.


VA Home Loan Requirements - Eligible Borrowers

A veteran is generally eligible for VA home loan benefits if he or she served on active duty in the Army, Navy, Air Force, Marine Corps, or Cost Guard after September 15, 1940 and  discharged under conditions other than dishonorable after either:

  • 90 Days or more with any service during wartime
  • 181 continuous days or more during peacetime

A greater length of service is required for veterans who enlisted (and service began) after September 7, 1980, or entered service as an officer after October 16, 1981. These veterans must have completed either:

  • 24 continuous months of active duty
  • The full period for which called or ordered to active duty, but not less than 90 days with any service during wartime or 181 continuous days during peacetime.

Post-Vietnam 5/8/75 - 9/7/80 (Enlisted - 181 Days)
5/8/75 - 10/16/81 (Officers - 181 Days)
10/17/81 - 8/1/90 (Enlisted 181 Days to 2 Years**)
9/8/80 - 8/1/90 (Officers - 181 Days to 2 Years**)
Persian Gulf 8/2/90 - Present (90 Days to 2 Years)
  • The Vietnam Era began 2/28/61 for those individuals who served in the Republic of Vietnam.
  • The veteran must have served for 2 years or the full period to which he or she was called or ordered to active duty (at least 90 days during wartime and 181 during peacetime).

Reserves/Guard 6 years in Selected Reserves
Unmarried Surviving Spouses No time requirement. The veteran must have died on active duty or from a service-connected disability.
POW/MIA Spouses The veteran must have been POW or MIA for 90 days.

Reserves and National Guard

Members of the Reserves and National Guard who are not otherwise eligible for loan guaranty benefits are eligible upon completion of 6 years of service. The applicant must have received an honorable discharge from such service unless he or she is either:

  • In an inactive status awaiting final discharge. 
  • Still serving in the Reserves or Guard

Surviving Spouses of Veterans

Qualified surviving spouses include:

  • Unmarried surviving spouses of veterans who died as a result of service or service-connected causes. 
  • Spouses of active duty members who are listed as missing in action (MIA) or as prisoners of war (POW) for at least 90 days

Uniquely Qualified VA Loan Borrowers

  • Certain U.S. citizens who served in the armed forces of a government allied with the United States in World War II
  • Individuals with service as members in certain organizations such as (but not limited to): 
    • Public Health Service
    • Cadets at the United States Military
    • Air Force, or Coast Guard Academy
    • Midshipmen at the United States Naval Academy
    • Officers of National Oceanic and Atmospheric Administration
    • Merchant seaman with World War II

Disability Exception

One day of service is sufficient for an individual who is discharged or released from service (regular or Reserve/Guard) due to a service-connected disability.
