Are you Eligible for a VA Home Loan?  The Department of Veterans Affairs Requires that:

  • You’ve served 90 consecutive days of active service during wartime
  • You have 6+ years of service in the National Guard or Reservists, or a combination of the two
  • You’ve served 181 days of active service during peacetime
  • You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability

How do VA loan benefits work?

Eligible VA mortgage borrowers may finance up to 100% of the purchase price of a home, with a maximum amount of $422,100 in most counties. What many don’t know is that VA benefits never expire, and you may use your benefits as many times as you wish for future home mortgages or refinances.

In order to qualify for a VA loan, you’ll first need to prove your military status with a Certificate of Eligibility (COE). If you are separated or retired from the military, or in the Reserves or National Guard, additional documentation is required. The pre-qualification process determines what your loan amount will be, once we’ve verified your VA entitlement. If you’re ready to get started, set up a time to talk!

Just as you’ll want to work with a VA-approved lender, you’ll want to seek out a real estate agent who is familiar with the VA home buying process as you start your search. Also keep in mind that while a down-payment is not required for a VA loan, you will need money for an earnest money deposit, VA funding fee, and possibly an inspection.

This is when you (and any co-borrowers) will need to provide us with all of the important documents. Try to gather these up early on so that you aren’t rushed. In order for your application to be approved, you will also be required to order an appraisal.

Once you’ve been approved for a mortgage loan and the appraisal has been completed, the home is ready to be legally transferred over to its new owner: You the buyer!
