Pre-Approval for a Home Loan

Get pre-approved for a home loan today and begin your journey toward home ownership with NASB.  At NASB, we understand that looking for pre-approval on a home mortgage means you’re serious about buying a home. So we want to help prepare you for our pre-approval process by highlighting some important information to move forward.

Here are the items that we need to address

  • Homeowners (and their realtors) selling a home will want the pre-approval submitted with their offer.
  • If you want your offer accepted, you need to get pre-approved before you submit an offer (they'll know you can buy it and they'll close).
  • Getting a pre-approval from a Federally Chartered Bank (like NASB), that's been in business for almost 90 years, is a big reason to accept your offer.

First you’ll need to make yourself aware of the loan types available. Conventional and jumbo loans are open to well-qualified applicants, but each has their own set of minimum standards. FHA loans are for buyers with lower credit scores. VA loans are reserved for veterans or Active Duty personnel in the United States Armed Forces, and mirror some of the benefits of FHA loans. After filling out our online form, one of our professional loan officers will reach out to you and discuss the best route for your current situation. North American Savings Bank has a team of highly-skilled and experienced mortgage experts who can meticulously guide you through the pre-approval process.

Requirements for Pre-Approval

There are several pieces of documentation NASB needs from every applicant seeking preapproval. A few (but not all) examples are:

  1. Proof of income – you’ll need the last two years of W-2’s, tax returns and your most recent pay stubs.

  2. Credit history – you are legally obligated to a free personal credit report from the major credit bureaus. Certain credit scores are needed to qualify for our lending services.

  3. Employment verification – In addition to recent paystubs, you’ll need to provide us with your employer’s information. We’ll verify your employment and income. Our lending products typically require at least two years of stable employment with the same employer.

You’ll need access to your government-issued ID and Social Security number to help verify the paperwork. Additionally, certain buyers may be required to provide additional documentation such as proof of assets and all information regarding secondary sources of income (alimony, self-employment income, etc.).

Stay On Top of the Process

Our lending experts will work with you to get your preapproval information, but understand the document doesn’t guarantee access to any lending product. The preapproval document is a great step toward buying your new home, but you’ll also need to be prepared for possible down payments and – depending on the loan – buying private mortgage insurance.

It’s also important to remember that our lending experts may need more documentation to help stamp your pre-approved documentation. Keep the lines of communication open to move as quickly as possible on pre-approval and your eventual loan application. We understand that time is of the essence when buying a home. NASB is here to assist with your unique mortgage situation.
