After Years at ICSC, One Thing Still Matters Most: The Connection 

By the time you've attended ICSC Las Vegas as many times as I have, the conferences start to blend together. The faces change. The booths rotate. The market shifts. But every year, I walk into the building with the same question — and every year, that question is the reason I leave with stronger relationships than I came with.

Not "here's what we do." Not "let me tell you about our rates." Just — how can we help? 

ICSC Las Vegas 2026 was another reminder of why that approach works. Over the course of the week, I sat down with newer developers working to bring their first projects to life, and I reconnected with partners my team and I have walked alongside and have built relationships with. Both conversations matter. Both deserve the same attention. And in both, the question is the same.

The Conference Changes. The Relationships Don't. 

After more than a decade of attending ICSC, I've stopped measuring the conference by what's new on the show floor. I measure it by who I get to see again — and who I get to meet for the first time. The deal scenarios and trends are useful, but in the end, it’s about how we can help our business partners. But none of it replaces what actually drives commercial real estate forward: trust built over time between people who do what they say they'll do. 

That's true at ICSC. It's true at North American Savings Bank (NASB). And it's true in every transaction we close.

Specialization Is How You Earn the Conversation 

Within NASB's lending platform, my focus sits in a specific niche: net lease, ground lease, and specialized deal structures. That specialization is what makes the conversation valuable. When you lead with something specific, people remember you — not because you had the biggest booth, but because you brought something they actually needed. 

But specialization on its own isn't the point. It's the starting line. What turns a one-time conversation into a long-term partnership is what happens after the handshake — how we listen, how we structure, how we respond when the deal needs to flex.

Banking Is About Tailoring, Not Templating

Every developer I sat down with this year had a different project, a different timeline, a different request, and a goal to be successful in what they do. That's exactly why a one-size-fits-all approach doesn't work in commercial real estate lending — and it's why our team at NASB doesn't operate that way. 

We're built to be flexible. We're built to be responsive. And we're built around the simple idea that the client's needs come first, and the structure follows. That's harder than it sounds. It requires a team willing to roll up its sleeves, ask the next question, and find a path forward when other lenders default to "no." That's the team I'm proud to work with every day.

Consistency Is the Whole Game

If you're new to ICSC — or new to working with a banking partner — here's the most honest advice I can give you: consistency matters more than anything. Showing up year after year. Putting a name to the relationship. Following through when it's easy and especially when it's not. That's how this industry actually works. That's how trust gets built.
