Hi, I’m Matt Allen, Vice President of Portfolio lending for North American Savings Bank and author of “Leverage Your IRA: Maximize Your Profits with Real Estate.” North American Savings Bank is America’s non-recourse lender funding thousands of transactions over the past 12-13 years. And today I’d like to answer a lot of our frequently asked questions and make the process easier for you.
So one of the first questions I’m always asked is “What is a self-directed IRA?” A self-directed IRA is a type of IRA that allows you to make your own invest choices. Most investors think they are limited to stocks, bond and mutual funds and that’s just not the case. One of the first steps would be to rollover your funds into a company that allows for truly self-directed IRAs. We list these on our website iralending.com
What can you purchase in a self-directed IRA?
The IRS allows investors to invest in anything except for life insurance and collectibles. Which would include: stamps, coins, art and wine. Some of the more common investment choices are: commercial real estate, residential real estate, raw land, tax liens, mortgage notes, and you can even start your own company.
As you can see this allows an unlimited amount of possibility for you to be creative and earn a greater rate of return.
How is a self-directed IRA different and what are its advantages?
Normally you’re limited to stocks, bonds and mutual funds when you select your own investments within your retirement plan, but thats not the case with a self-directed IRA. This allows you to diversify your portfolio and invest in something you may know and understand better than the stock market, which allows you to earn a greater rate of return.
What is an IRA loan?
An IRA loan, also called an IRA non-recourse loan, is the only type of loan the IRS allows when you’re leverage a purchase within your retirement plan. A non-recourse loan is a loan in which there is no recourse towards the account holder or the individual if the property does go into foreclosure. Utilizing a non-recourse loan to purchase real estate in an IRA allows you to diversify your portfolio and not tie up all of your funds in one real estate transaction.
What are the first steps to IRA Lending?
North Americans Savings Bank recommends you reach out to some of the IRA custodians or administrators to discuss your retirement options. After that, we always recommend you reach out to NASB to discuss your IRA loan options, so when you make an offer on that property, you already have it pre-approved with the bank.
